The Fire Safety Order 2005

The Fire Safety Order 2005 states that commercial premises should be fitted with a minimum of 2 “Class A” fire extinguishers on every floor of a building. It is a legal requirement for non-domestic premises that fire extinguishers must be inspected annually by a competent person to ensure they meet the standards set out by the British Standards Institution(BSi). At Sygma, we offer a range of service and maintenance packages to ensure that your services are properly maintained and you can concentrate on your day-to-day operations instead.

Discharge & Pressure Testing

As well as annual servicing, extinguishers must be fully discharged after long periods of inactivity. This is to check that everything still functions properly and there is no internal damage to the unit. We recommend that water, powder, wet chemical and foam extinguishers should undergo this extended service every 5 years, with CO2 being every 10 years.

FAQs

Frequently Asked Questions About Commercial Fire Extinguisher Maintenance.

Do fire extinguishers need to be serviced every year?

Yes. UK fire safety regulations and British Standard BS 5306 recommend that all commercial fire extinguishers are professionally inspected and serviced at least once every 12 months to ensure they remain safe, fully operational, and compliant.

Yes. Under the Regulatory Reform (Fire Safety) Order 2005, business owners and duty holders are responsible for ensuring fire safety equipment is properly maintained. Regular servicing helps demonstrate legal compliance and reduces liability.

A professional service includes checking pressure levels, seals, hoses, nozzles, safety pins, signage, and mounting brackets. Engineers also inspect for corrosion, damage, leaks, and signs of partial or complete discharge.

Yes. Visual checks should be carried out monthly by a responsible person to ensure extinguishers are accessible, undamaged, and in place. However, annual servicing must be completed by a qualified fire safety professional.

Fire extinguishers should be replaced if they fail inspection, show significant corrosion or damage, cannot hold pressure, or have reached the end of their service life. Your engineer will advise if replacement is required.
