      Why Is Periodic Electrical Testing Needed?

      Electrical installations such as plug sockets and internal wiring can deteriorate over time and present a fire risk. Corrosion, accidental damage, wear, tear and ageing can all be factors that result in an electrical fire.

      Electricity at Work Regulations (EAWR) 1989 and the Health & Safety Work Act 1974 requires all employers to provide a safe, working environment. To ensure compliance, all electrical products and systems must be maintained through periodic inspections.

      Furthermore, insurance providers may require EICR reports to be completed. Failure to do so can often result in the policy being void.
      An EICR must also be completed if the ownership, tenancy, or primary function of a premises has changed. Tests should also be carried out after any significant changes to the property, for example, new fixed-wire equipment.

      A Periodic Inspection Report, now commonly referred to as an Electrical Installation Condition Report (EICR), is a detailed assessment of the safety and condition of your electrical installation. It checks wiring, circuits, sockets and fixed systems against current UK safety standards to identify faults and hazards that could pose fire or shock risks.

      Periodic electrical testing helps ensure your installation remains safe and compliant with the Electricity at Work Regulations 1989 and other health and safety legislation. It identifies wear, damage or deterioration that can increase the risk of electrical fires or failures and supports insurance and compliance requirements.

      The recommended frequency varies by property type and use. Commercial premises and rented properties typically require inspection every five years, whereas owner‑occupied homes are often inspected every ten years. Specific environments like caravans or pools may require more frequent checks.

      Periodic inspections must be carried out by a competent and qualified electrician. This ensures the EICR is valid, thorough and compliant with British Standard BS 7671 (IET Wiring Regulations).
