What is a fire risk assessment?

As part of the Regulatory Reform Order (Fire Safety) 2005, it became a legal requirement for businesses with five or more employees to conduct a Fire Risk Assessment. You should carefully look at your premises from a fire risk perspective, identify potential risks and improve your fire safety precautions to keep people safe. The order requires UK businesses to identify a competent person to keep a written record of all assessments and the actions taken to mitigate any risk posed by fire.

FAQs

Frequently Asked Questions About Commercial Fire Risk Assessments

Do all commercial properties need a fire risk assessment?
Yes. Under the Regulatory Reform (Fire Safety) Order 2005, all non-domestic premises in England and Wales must have a suitable and sufficient fire risk assessment in place. This applies to offices, warehouses, retail units, hospitality venues, and shared areas of residential buildings.
The “Responsible Person” is legally required to ensure a fire risk assessment is completed and kept up to date. This is usually the employer, business owner, landlord, managing agent, or anyone with control of the premises.
Fire risk assessments should be reviewed regularly and updated if there are significant changes to the building, occupancy, layout, or fire safety systems. As best practice, most commercial premises should be reviewed at least annually.
A professional assessment evaluates fire hazards, ignition sources, means of escape, fire detection systems, emergency lighting, signage, fire-fighting equipment, and staff procedures. It also provides clear recommendations to improve compliance and safety.
Most assessments take between one and three hours, depending on the size, layout, and complexity of the building. Larger or high-risk premises may require additional time.
