A city-centre office block in Leeds needs a different system to a distribution unit in Trafford Park. We design to the category your fire risk assessment calls for (M, L1–L5 or P1–P2), then install, commission and certify the system to BS 5839-1:2025.

Servicing & Compliance — Including Systems We Didn't Install

Under the Regulatory Reform (Fire Safety) Order 2005 your fire alarm must be maintained by a competent person. BS 5839-1:2025 recommends servicing at least every six months. We take on systems from any installer, so changing contract is straightforward. Most clients who move to us do so because their current provider is slow to reach them in the North.

Every service visit includes:

  • Full visual inspection of the system and its wiring
  • Testing of smoke and heat detectors and manual call points
  • Battery health checks, with replacement if required
  • Alarm sounder and cause-and-effect testing
  • Control panel inspection and software updates where applicable
  • Logbook updates and a full service report for your compliance records
  • Clear advice on any remedial works needed to stay compliant

Commercial fire alarm installation and maintenance in Leeds, Manchester and the North

Do you actually have engineers in the North, or do they travel up?

We are expanding our fire division into Yorkshire and the North West, with engineers covering Leeds, Manchester and the surrounding commercial centres. Give us your postcode and we will confirm the response time we can commit to for your site before you sign anything.

Do you work on houses, flats or residential properties?

No. Sygma is a commercial contractor. We work on business premises only and do not take on domestic or residential jobs, including private houses and individual flats.

We do cover buildings people live in when the client is a business or a landlord rather than a householder. Care homes, student accommodation, hotels and the communal areas of managed residential blocks are all commercial fire alarm work under BS 5839-1. If you are a managing agent or freeholder and are not sure which applies to your building, ask us and we will confirm.

How often does a commercial fire alarm need servicing?

At least every six months, in line with BS 5839-1:2025. In addition, the responsible person should test a different manual call point weekly and record it in the logbook. Regular servicing keeps the system reliable and reduces false alarms, and it is what the Regulatory Reform (Fire Safety) Order 2005 requires of you.

Can you take over a system installed by someone else?

Yes. Our BAFE-certified engineers service most commercial fire alarm systems regardless of who installed them. We carry out an initial inspection, flag anything non-compliant or in need of remedial work, then pick up the servicing schedule from there.

What does a new fire alarm installation cost?

It depends on the size and layout of the building, the system category your fire risk assessment calls for, and the type of system that suits the site. The survey is free and the quotation is fixed and written, so you know the cost before you commit.

Can you handle sites in both the North and the South on one contract?

Yes. It is one of the main reasons multi-site clients come to us. Alongside our Northern coverage we work from offices in London, Kent and Suffolk, so a portfolio spread across the country sits on one maintenance contract, with one point of contact and one set of compliance records.

Do you provide documentation for insurers and auditors?

Yes. Every installation is commissioned and certified. Every maintenance visit comes with a service report and updated logbook entries showing compliance with BS 5839-1:2025. These are the records insurers, auditors and fire officers ask to see.
